yeah that should help ours appraise well. one place we looked at in Okeecobee, did not apprise so could not get the loan for it. guess there was a reason.

the front deck is rotted, but it is in the Contract that, it will be replaced. and so will any other areas that need repairs. so really we will be paying just a bit more then listed. but it's all good.

now just hope we can get my shop built when we get there. Cindi had already put a down payment on a 25 x 40 shop like the one i have when we had thought about just buying land and converting the building into a house. zoning makes that easier said then done. so oh well, looks like if she gets it paid for I will have a nice shop. but going to be a job to put up.

Well Since no one is living at the House, Cindi and I decided to swing by and check it out today when we got in town. once again photos,even bing maps lie.

The house from the outside dose not look bad. But the yard and back pasture is so over grown. will have to take a bunch of trees out, going to have to get my big mower in there and do a lot of clean up.

Cindi says we need to buy a goat...lol bad thing is we really do. in the over head you see a building in the pasture, it is history and needs to be torn down. the trees in the back are a lot bigger then they look in the over head view.

Going to be a lot of work, but heck not like my Helicopter will be ready to fly any time soon anyway. the fences are all rotted and falling down,so the plan would be to tear down these fences and open up the back yard more. there is an in ground pool that needs a new liner,,,, if you want to call it that. lol.

that pics on line make the rooms in the house look huge, but really they are not that big. big enough, but not as huges at the pics make them look. this was from looking in the window.

as when most places, there will be a lot of work, but over all I think this place can be made very nice.
here are some pics I took today. Got to love the tower across the rd. a bit.
will get to see the inside tomorrow, so I will post some of those tomorrow.

The area is very pretty where it is in. very private and quite.

And, yes it don't take any time at all to drive to Deland.

now to see what the home inspector finds tomorrow. unless he finds anything that would be a deal breaker, this should be our new home in august.

It does have a lot of potential I think. Everything that falls into the good deal category usually needs lots of elbow grease.....
Spend a week in the area and see it for yourself if you like it.
Once you sign the papers you are pretty much married to it.
You are at the worst of summer so if this is bearable than you are good to go.
It doesn't get much higher than this. DeLand is not exactly beach side so if the air is not moving enough you might wanna consider looking further East of DeLand.
The market is full of repos from the bank scandals.

What Gabor said is right on the money!! Typically July/August are our hottest months so if you are ok with the heat now you will be fine (I have lived about 28 miles south of kded for 28 years).

Clean-up and fix-up does equal lower price (compare to house across the street) and usually a better DEAL!!!!
Your inspector should tell you about hidden things!!

The area you picked is in hurricane alley territory....you should have moved closer to this Wolverines

area. I guess you can always drive over here when you need to get away from the evacuation zone......

Yeah that statement is very true. As you can see it for yourself the West Coast is untouched by hurricanes unlike us on the East Coast?????? WTF???????? :der :der :der :der

That is true about Tampa but by no means can anyone state that the East Coast is more vulnerable to Hurricanes than the West Coast. The Cape has the current that steers the storms away from us. In the history of Daytona we keep up with has 1964 as a direct hit by Donna. That's it..... I would say that it is pretty damn good track record. It has been 10 years since the last one that made it rain here.....this pussy Albert didn't even bring much needed moisture damn it! Sooooo I am still on the opinion that we probably have the same chance to get hit from either the Golf or the Atlantic. The number of crossings 5:1 outnumber coming from West the ones coming from the East.

Oh!! His post above seemed mostly positive. When the inspector finishes they should have a real good idea of what needs to be done and potential costs, then if they are not comfortable they can probably back out.

went and saw the inside today, Inspector said it looked good, just a few minor issues, our realtor is so on the ball and the lender is on the ball that the appraiser even showed up today. I took more photos today and videos. looking at it today after a good nights sleep and with better daylight, I was able to see things a lot better. the house really was nice inside, the Area is real nice, very little crime. we are out in the country enough that pretty much people do as they please.

I am feeling a lot better about the place, it has a new A/C unit, a good quality water softner, it has a sprinkler system, the old building in the back in that is still in tack is a little work shop that has power run out to it and is still solid, the one in the middle of the field needs to be torn down.
Cindi likes it and thinks it is going to make a great place.

if everything goes thru, we will close on it August 21.

downloading pics from my camera now, when they are done I will post some more.
not sure what direction the winds blow from in the area but the side if the house facing down the road is to the north from what I can figure.

can't wait to move into our new home.
